Replacing a lawn in Folsom
What lawn conversion involves from the first square foot of turf removed to the last emitter placed, the two removal methods and when each is right, and how to keep the result looking designed rather than merely de-lawned.
A front lawn is usually the largest single item on a Folsom summer water bill and the smallest item in how the household uses the property. Converting it is the highest-value landscape move available to most homes in this city, and at $8 to $18 per square foot installed it is also one of the more predictable ones to budget for. A typical 1,000 square foot front lawn lands somewhere between $8,000 and $18,000 depending on how much hardscape and boulder work goes into the design.
Getting the grass out
There are two legitimate methods and one that wastes money.
Sheet mulching
Cut the grass low, water it, cover it with overlapping cardboard, then put four to six inches of mulch on top. The grass dies under it, the cardboard breaks down, and the organic matter stays in the soil where it does some good. It costs less, it requires no disposal, and it needs two to four months before planting. It is the better method on a normal cool-season lawn where the timeline allows it, and starting in autumn means the wet season does the decomposition for you.
Excavation
Cut and lift the turf, haul it away, then decompact and amend what is left. It costs more and it generates disposal, but it allows planting immediately and it is the right call in two situations: when the schedule will not wait, and when the lawn is bermudagrass. Bermuda pushes through cardboard given a season, and a conversion that leaves it in place becomes a weeding project for years.
The method to skip
Repeated broad-spectrum spraying followed by planting into the dead lawn. It leaves the thatch layer, does nothing for the compaction underneath, and produces a bed that sheds water rather than absorbing it. The cost saving is real and it is spent again within two years.
The irrigation retrofit is the job
A lawn is irrigated by spray heads throwing water across a flat plane. A planted bed is irrigated by emitters delivering measured volumes to specific root zones. These are not the same system with different heads on it, and this is the step where conversions most often go wrong.
- Each former lawn zone gets converted, either by retrofitting head bodies with emitter conversion kits or by re-piping the zone in inline emitter tubing. Budget $350 to $900 per zone.
- Every drip valve needs a pressure regulator and a filter. Household pressure is normally well above what emitters are rated for, and without regulation the zone waters unevenly and blows fittings under summer load.
- Zones get regrouped by water need, not by geography. Anything that needs regular water goes on one valve, anything that will be weaned off on another. A single valve serving both guarantees one of them is always wrong.
- The controller gets reprogrammed for the current assigned watering days with cycle-and-soak timing, and the establishment schedule for years one through three gets written down and handed over.
Keeping it from looking like a gravel lot
The failed version of this project is familiar from any drive around the region: a rectangle of decorative rock with five widely spaced shrubs in it. It looks that way because the lawn was removed without replacing the thing the lawn was providing, which was an unbroken plane of green holding the composition together.
- Keep a low green mass in the foreground. Massed ground layer, not scattered individual plants. Odd numbers, planted in drifts, spaced to touch at maturity.
- Build a mid-height layer behind it. Evergreen structure that reads as solid in January, not just as flowers in April.
- Add at least one small tree. A yard with no canopy reads as flat regardless of what is planted at ground level.
- Give feet somewhere to go. A decomposed granite path or a run of stepping stones through the planting turns a bed you look at into a garden you walk through, for a few hundred dollars.
- Mulch to three inches, not one. Thin mulch bakes off, weeds come through, and the soil surface crusts. This is a cheap line item to get right and an obvious one to get wrong.
When to do it
Autumn, if there is any choice. Removing turf in September and planting in October or November puts new roots into ground that is about to receive several months of rain, which cuts establishment watering substantially and means the planting meets its first serious heat already settled. Sheet mulching started in late summer is broken down and ready by the time the planting window opens. Spring conversions work but cost more in water and attention through the first July.
The two-year view
A converted front yard looks sparse for its first year, respectable in its second, and settled in its third. That gap is uncomfortable and it is the reason many conversions get over-planted at installation, which then requires hard cutting back at year four. Planting at correct mature spacing and filling the gaps with mulch and a few annuals for the first two seasons is cheaper, and it produces a yard that does not need rescuing later.
